What a house removal with us covers
The core service is the move itself. Everything else is optional and priced separately, so you are not paying for packing you did not ask for.
Loading, transport and unloading
Trained crew, a vehicle sized to the job, and blankets, straps and protection for floors and door frames.
Dismantling and reassembly
Beds, wardrobes and flat-pack furniture taken apart and rebuilt at the other end. Tell us in advance so the time is priced in.
Packing, if you want it
Everything packed, fragile items only, or materials supplied so you can do it yourself.
Storage between moves
Secure storage if your dates do not line up, from a few days to a few months.
Clearance of what you are not taking
Unwanted furniture and rubbish removed and disposed of responsibly, so you leave the property clear.
Insurance on every job
Goods in transit and public liability cover throughout.

Why we survey before we give you a price
A removals price is mostly time: how long to carry everything out, drive it, and carry it back in. Two houses of the same size can differ by hours.
A video survey is usually enough. You walk through the rooms on your phone while we watch, showing the stairs, the hallways and anything large. It can be done whenever suits you, including the evening.
If you would rather not film, send photographs or a list instead, or we can arrange a visit. Whichever route you take, a person reads the details and prices the job — there is no automated calculator deciding it.
Access
The things that actually change the price
These are the questions we ask early. None of them are difficult to answer, and getting them right is the difference between a quote that holds and one that moves on the day.
Floors and stairs
Which floor you are on at both ends, and whether the stair is internal, communal or a tenement close. Stairs change how long a move takes more than distance does.
Lifts
Whether there is a lift, and whether it is big enough to be useful. A lift that cannot take a sofa does not save any time.
Parking
Driveway, on-street outside, or something further away. In parts of Glasgow a permit or a suspended bay is needed, and that has to be arranged before the day.
Anything tight or awkward
Narrow closes, low bridges, gated access with a code, a turn on the stair that a wardrobe will not go round. Say so early and it stops being a problem.
Local moves
Moving within Central Scotland
Most local moves are done in a day. If the keys are not released until the afternoon, we load in the morning and wait — that is normal and we plan for it rather than treating it as a delay. Tell us the expected key time when you book.
Long distance
Moving elsewhere in the UK
Longer moves need a bit more planning: drivers’ hours, whether it runs across two days, and whether anything needs to go into storage in between. We work that out at the quoting stage so the date you are given is one that can actually be met.

House removals — common questions
How much does a house removal cost?
It depends on how much there is to move, how far it is going, and how easy it is to get in and out at both ends. Two three-bedroom houses on the same street can price very differently if one is a top-floor flat with no lift. That is why we survey before quoting rather than publishing a fixed rate.
Do I need a home survey?
For most moves a video survey is enough — you walk us through the rooms on your phone, at a time that suits you. Larger houses, difficult access or a lot of specialist items may be worth an in-person visit.
How far in advance should I book?
Month-end and Fridays are the busiest dates, because that is when most property completions land. If your date is fixed, get in touch as soon as you have it. If you are flexible, say so — a midweek date earlier in the month is usually easier to accommodate.
What will you not move?
Hazardous items such as gas bottles, fuel, paint and aerosols cannot go on the van. Plants, frozen food and pets are usually better in your own car. Anything of unusual value should be declared in advance so cover can be arranged properly.
Do you move flats and tenements?
Yes. Tell us the floor, whether there is a lift, and what the close and stair are like, and it gets priced correctly rather than guessed at.
Can you move us out of Scotland?
Yes. Long-distance moves to the rest of the UK are a normal part of what we do.
