Clearing a property is usually attached to something else — a move, a sale, an estate, or a tenancy ending. It is rarely just about volume. Most of the job is deciding what goes where: reuse, recycling, or disposal.

Alongside a move

What you are not taking with you, removed so the property is left clear. Often the same day as the removal.

A property returned empty and swept, to a deadline.

Estates and probate

These need patience more than speed. Nothing is disposed of without agreement, and anything that looks like it matters is set aside rather than assumed to be rubbish.

Offices and commercial

Old furniture, redundant IT and fit-out material after a business move.

  • Clearance of lofts, garages and gardens where access permits
  • Sweeping through so the property is left tidy, not just emptied

What we do not do

Worth knowing before you book, rather than after.

  • Hazardous waste — asbestos, chemicals, gas bottles, clinical waste. These need a licensed specialist and we will say so rather than take them.
  • We are not a valuation service. If you think something is worth money, get it looked at before the clearance.

Sort before, not during

The slowest clearances are the ones where decisions are being made in the hallway. A simple keep / go / unsure marking beforehand can halve the day.

Check the obvious hiding places

Documents and jewellery turn up in wardrobes, at the back of drawers, and inside books more often than anyone expects. Worth a pass before the van arrives.

Access decides the price as much as volume

A three-bedroom house with a driveway clears faster than a one-bedroom top-floor flat. Stairs and parking again.

Asked most often

What happens to the things you take away?

Anything reusable goes to reuse where we can arrange it. The rest is sorted for recycling and what is left goes to licensed disposal. We do not fly-tip and we can tell you where things went.

Can you clear a property I cannot get to?

Yes, with arrangements for keys and access agreed in advance. Common with estates and with landlords who are not local.

Do you clear part of a property?

Yes — a single room, a loft or a garage is a normal job.
